There are many types and arrangements of party walls, but as a general guide they are any wall that two or more properties adjoin. Under the legislation a party wall notice must be submitted if your project involves works to or within certain distances of a party wall. There are also similar rules in relation to detached properties depending on their proximity and depths of foundations, and also for some boundary walls.
The rules surrounding boundaries and other fences etc are often separate from the party wall process, although they are often matters requiring good communication and procedure between neighbours.
After a party wall notice has been served, it will often be necessary for condition surveys and party wall awards to be drawn up. This work is usually undertaken by a party wall surveyor, and it is always best to seek their advice on what notices and procedures need to be followed. Notices must be served within prescribed timeframes prior to commencing relevant building works, and awards must be in place before that work can be carried out.
