Breaking a larger project down into phases can be a very useful technique in certain instances. Phases of work can overlap in part, or can be scheduled to be carried out years apart. Phasing benefits from a particular approach to project planning, documentation, and sometimes also design, so it is important to identify this early and plan with phasing in mind.

 

Phasing may be used to reduce the cost of an additional package of work, or to allow for partial use of a building while works are on-going. While this will be the best approach for some projects, it is generally the case that phased projects will see increased costs and timeframes overall, so it is important to discuss options as early as possible and consider the pros and cons.
